Project Overview
Bhinder Construction Ltd delivered a CAT A office refurbishment to an upper floor within an occupied commercial building in Reading Town Centre.
Works commenced with a complete strip-out of the existing floorplate back to shell condition. Following this, new datum levels were established to allow installation of a coordinated suspended ceiling system incorporating integrated bulkheads and mechanical service integration.
The mechanical and electrical scope included installation of a new VRF system, revised sprinkler configuration, updated LED lighting layout and full service coordination to align with architectural finishes.
Common parts refurbishment included upgraded WC facilities, new floor tiling, cubicle replacements and architectural wall finishes to lift lobby areas.
Delivery Challenges & Coordination
Due to the building remaining operational throughout construction, works were carefully sequenced to minimise disruption to existing occupants.
Programme pressures required early procurement of long lead materials and coordinated trade sequencing to ensure milestones were maintained.
Noise monitoring and controlled working procedures were implemented to manage the impact of construction activities within the live environment.

The refurbishment was completed within the agreed programme timeframe, meeting compliance standards and coordination requirements while maintaining operational continuity within the building.
